BMC proposal could remove rehab housing reservation on 1,802.75 sq m in Jogeshwari East

A 1,802.75-square-metre plot in Majas, Jogeshwari East, reserved for rehabilitation and resettlement, may be moved into the adjoining residential zone under a proposal before the BMC Improvement Committee.

The parcel forms part of a larger plot with several public-purpose reservations under the city’s development plan, including schools, playgrounds, a police station, a BEST bus facility and affordable housing. The adjoining area includes MHADA buildings slated for redevelopment.

The BMC has approved 34,129 Project Affected Persons (PAP) tenements so far and aims to create 5,000 to 10,000 such homes in each administrative zone. Five major PAP projects account for 33,332 tenements, with estimated project costs of ₹20,751.67 crore.

Azmi has urged the civic body to first examine whether the MHADA redevelopment can proceed without deleting the rehab reservation. If removal is essential, he has sought an equivalent replacement plot. His letter also asks the BMC to disclose any additional FSI, fungible FSI, TDR or saleable area arising from the change, and whether the corporation would receive premiums or other charges.

MHADA sought deletion of the reservation in November 2025; a revised plan was prepared in July 2026.
