Gurugram: Supreme Court sets Jan 1 deadline to vacate Chintels flats

Residents still living in unsafe Chintels Paradiso towers in Gurugram’s Sector 109 must vacate their flats by January 1, 2027, under a Supreme Court order on redevelopment of the housing complex.

A portion of Tower D collapsed in February 2022, killing two occupants. A Central Building Research Institute audit subsequently found the project’s structures unfit for habitation. Towers D, E, F, G and H in Phase I have since been demolished, while some homes in Phase II towers A, B, C and J remain occupied.

The order followed a settlement between flat owners and developer Chintels India Private Limited. Eligible homeowners will receive fixed rent for alternate accommodation from January 31, 2027 until their redeveloped flats are handed over. Homeowners in towers A, B, C and J will also receive a one-time relocation payment of ₹40,000.

Chintels must deposit ₹5 crore in an escrow account to secure rental payments. The court directed that future redevelopment-related claims be filed before it.

Chintels India and redevelopment partner Sobha Limited have said reconstruction is expected to take four years after the flats are vacated, subject to approvals.
