
Owners of DDA-built two-storey homes on individual plots can now seek permission to rebuild under current planning and building rules.
The Delhi Development Authority has approved a policy allowing redevelopment of its older two-storey dwelling units, including homes in areas such as Naraina Vihar, Green Park and Lajpat Nagar. The move brings these built-up properties closer to the redevelopment framework already available for vacant residential plots.
Delhi’s ageing two-storey DDA homes can now be rebuilt under a new policy approved by the Delhi Development Authority, offering a formal redevelopment route to owners of units that are more than 50 years old.
The policy applies to DDA-built homes on individual plots in older housing schemes, including Naraina Vihar, Green Park and Lajpat Nagar. DDA said many of these units, developed under the 1962 master plan, are structurally deficient and had lacked a uniform framework for reconstruction.
Redevelopment will be assessed under prevailing Master Plan Delhi provisions and the Unified Building Bylaws. Plot size, permissible floor area ratio, ground coverage, height limits, fire-safety rules and structural-safety certification will shape what owners can build.
Applicants will have to pay conversion charges, scrutiny fees and, where applicable, a betterment levy. DDA also approved changes intended to simplify building-plan approvals by removing the prior requirement for no-objection certificates from several departments, including the Delhi Pollution Control Committee and Delhi Jal Board.
DDA plans to extend the policy to similarly placed old housing schemes across the city.
