Delhi: DDA plans arterial roads first in land-pooling zones

For people buying or building in Delhi’s new development zones, the road may arrive before the neighbourhood does. The Delhi Development Authority plans to build key roads first in land-pooling areas rather than wait for participating landowners to deposit external development charges, vice-chairperson N. Saravana Kumar said.

The proposed arterial roads will connect land-pooling and low-density areas with NCR road networks. Under the Master Plan for Delhi-2047, they will have a right of way of at least 30 metres. DDA expects to notify road-network plans for land-pooling zones and low-density areas within three to four months.

The low-density areas cover nearly 150 sq km around Delhi’s peripheral villages, including 23 villages notified under the earlier Low Density Residential Area framework. The new master plan retains their low-intensity character while allowing residential, institutional and recreational uses.

DDA has about 15 land-pooling projects ready for approval, including one that has already been sanctioned. It will also prepare plans for high-density corridors along UER-II, aligned with adjoining land-pooling areas.
