Delhi plans high-rise redevelopment of Gulabi Bagh, Kalyanwas and Bahapur

PWD Minister Parvesh Verma said Delhi plans to redevelop government housing colonies at Gulabi Bagh, Kalyanwas and Bahapur, with the first two proposed as high-rise mixed residential-commercial projects.

The projects would be developed under the Transit-Oriented Development policy, which permits dense construction around public-transport hubs. About 10% of the Gulabi Bagh and Kalyanwas sites is proposed for commercial use, and the government plans to use the full permissible floor area ratio.

The government would retain some flats for its officials and staff, while selling remaining homes and commercial premises to finance construction. Revenue from the Gulabi Bagh and Kalyanwas schemes is also intended to help fund a new Delhi Secretariat complex at ITO.

Kalyanwas has around 32 acres of government land, with about 70 lakh sq ft planned for development. More than 2.2 crore sq ft is proposed for development at Gulabi Bagh.

Bahapur is planned as a residential-only project. The existing flats are described as being in poor condition. The proposal includes 160 Type V and Type VI flats across about 4 lakh sq ft of development, at an estimated cost of around Rs 400 crore. It is to be placed before the expenditure finance committee, with a tender expected next week.
