Dwarka Expressway home prices rise 135% in five years, report says

A home on the Dwarka Expressway now costs an average ₹14,180 per sq ft, up from ₹6,032 per sq ft in 2021, a real-estate consultancy’s data shows.

The corridor recorded 38,680 residential launches between 2021 and the first half of 2026. Three-BHK homes made up 39% of that supply, while four-BHK and larger units accounted for 28%. Two-BHK units comprised 27%, and one-BHK homes 6%.

Homes priced above ₹2.5 crore have become a prominent segment, as developers bring larger projects to the Delhi-Gurugram route. The report put the corridor’s average price above Gurugram’s citywide average of ₹13,350 per sq ft.

The completed expressway has improved access to Delhi, IGI Airport, Cyber City, Udyog Vihar and Manesar. The report linked this connectivity to demand from senior professionals and affluent end-users, alongside expectations of more schools, hospitals, retail and rental housing in the area.

There are 10,770 units still available along the corridor. At the present sales pace, the consultancy estimates they would take around 18 months to sell.
