M3M wins Sector 108 mixed-use plot for ₹1,839 crore

M3M India has won a 49,932-square-metre commercial mixed-use plot in Noida’s Sector 108 for ₹1,839 crore, in one of the city’s biggest commercial land transactions.

The bid was more than double the ₹836 crore reserve price. DLF placed a final bid of ₹1,740 crore; Godrej Properties had been shortlisted but did not participate in the bidding. Stamp duty and other government charges, estimated at nearly ₹150 crore, could take M3M’s final outlay beyond ₹2,000 crore.

The plot sits close to the Noida Expressway, the police commissioner’s office and the IT/ITES hub. Sector 108 is marked for mixed land use, allowing residential as well as commercial development. The area is also expected to gain metro access if the proposed Aqua Line corridor between Botanical Garden and Sector 142 is developed.

Noida Authority said limited availability of commercial parcels, particularly along the expressway, drove aggressive bidding. Four other commercial plots auctioned by the authority—one each in Sectors 96 and 132, and two in Sector 98—drew single bidders and fetched nearly ₹1,515 crore together. M3M has not announced its plans for the Sector 108 site.
