More than 80 Vasai-Virar redevelopment projects face OC and registration curbs

More than 80 redevelopment projects in the Vasai-Virar Municipal Corporation area are facing curbs on construction, Occupation Certificates and sale-deed registrations after scrutiny of approvals for additional Floor Space Index (FSI).

The affected projects were approved between 2020 and 2025. The civic body has halted additional construction work where extra construction area was allegedly sanctioned against regulations, and has written to the District Registrar to prevent registration of flat and shop sale deeds in those projects.

The restrictions affect original residents who moved out for redevelopment, as well as homebuyers who invested after developers obtained municipal approvals, commencement certificates and MahaRERA registration. Several projects had also received loans from nationalised and cooperative banks.

BJP MLA Rajan Naik has asked Chief Minister Devendra Fadnavis to intervene. He has proposed a committee of senior Urban Development Department officials to examine each project, allow technical deficiencies to be regularised through premium payments or TDR where possible, and act independently against officials, architects and developers found responsible for violations.
