MPD 2047 maps high-density growth along UER-II, protects green space in 69 villages

The 75-km Urban Extension Road-II, which links Dwarka, Najafgarh, Rohini, Mundka and Narela, is slated to anchor a new high-density development corridor under Delhi’s Master Plan 2047.

The High Density Corridor would extend up to 250 metres on either side of UER-II where a secondary service road is available along the completed stretch. It permits residential, commercial, public and semi-public uses, along with warehousing and logistics. Eligible projects need a built-up plot of at least 4,000 sqm; to assemble one, landowners with plots of at least 8,000 sqm must surrender half their original land for public facilities.

The policy sets a floor-area ratio of 400 for most uses and 120 for warehousing and logistics. Twenty per cent of permissible FAR on residential, commercial and public/semi-public plots is reserved for affordable housing. DDA will prepare the road-network plan, while private owners and developers may participate subject to conditions.

A parallel Low Density Area policy covers 69 villages within Delhi’s peripheral revenue boundary. It requires 50% green area on every plot, with a minimum plot size of 4,000 sqm and a 12-metre right of way. It follows the wider Master Plan 2047 framework, which is awaiting central approval.

Experts have flagged roads, drainage and waterlogging as unresolved concerns along the UER-II belt.
