Noida lifts FAR cap for group housing plots on roads over 45 metres

Noida’s new building regulations remove the 3.5 FAR cap for eligible group housing plots beside roads wider than 45 metres, subject to other controls.

Noida has removed the 3.5 FAR ceiling for eligible group housing plots along roads wider than 45 metres, while other building controls remain.

Group housing projects on Noida plots abutting roads wider than 45 metres will no longer face the city’s maximum floor area ratio (FAR) cap of 3.5.

The Noida Authority board adopted the Model Building Regulations, 2026, at its 224th meeting, chaired by Deepak Kumar, the Uttar Pradesh infrastructure and industrial development commissioner and Authority chairman. The state cabinet had cleared the regulations on October 9.

Building height will continue to depend on setback requirements, fire-safety rules and aviation clearances.

Noida Authority CEO Krishna Karunesh said a committee of officials from the Noida, Greater Noida and Yamuna authorities will examine implementation of the regulations and identify matters requiring board approval.

At the same meeting, the board gave in-principle approval to allot 68,000 square metres in Sector 147 for institutional IT and IT-enabled services use. It also approved an integrated automobile complex on 12,596 square metres in Sector 105.
