BKC gets a model property registration office with a ₹5,500 service fee

The new Model Sub-Registrar Office at the Trade Center in Bandra Kurla Complex offers Mumbai property buyers and owners an optional route to register documents for a ₹5,500 service fee.

Maharashtra has launched three such centres in Mumbai, Navi Mumbai and Nagpur, taking the statewide total to four after the first office opened in Pune. The centres can register sale deeds, lease deeds, gift deeds, powers of attorney and wills. Regular government sub-registrar offices will continue to operate, without the additional Model SRO fee.

The new centres are designed around digital processes, with applicants able to complete Public Data Entry through the Inspector General of Registration website, pay through Pay 2 IGR and book appointments using eStep In. The facilities also have air-conditioned waiting areas, Wi-Fi, water dispensers and service executives.

A consortium of VFS Global and WE Excel Software Pvt Ltd will run the facilities under a five-year contract, while government-appointed sub-registrars and senior clerks retain official oversight. The consortium has been tasked with setting up 60 Model SROs across Maharashtra in phases.

The state says the centres are intended to cut waiting time and make registration more streamlined; the extra fee is meant to fund their operations and maintenance.
