Matunga railway site work begins on 10,432 Dharavi rehabilitation homes

A 22-acre railway land parcel in Matunga is planned to house 10 towers for eligible Dharavi residents, with the first five due for handover by March 2029.

Work has begun on rehabilitation buildings at a 22-acre Matunga railway site for the Dharavi redevelopment project, with handovers planned through August 2030.

Construction has begun on 10 rehabilitation towers at a 22-acre railway land site in Matunga as part of the Dharavi redevelopment project.

The towers are planned to contain 10,432 rehabilitation homes for eligible residents, each measuring 350 sq ft, along with 1,379 commercial and industrial units. Each building is planned to rise between 37 and 39 storeys, with 10 to 12 passenger lifts, two fire lifts and two lifts for commercial and industrial units.

The first five towers are scheduled for handover to the Dharavi Redevelopment Project/Slum Rehabilitation Authority by March 2029. Two more are due by August 2029, followed by the final three in August 2030.

The Matunga site is planned to include kindergartens, community halls, podium gardens, sit-out areas, society offices and places of worship. Ten per cent of the commercial space in each rehabilitation building is to be reserved to generate revenue for common-infrastructure upkeep. Adani Navbharat Developers Private Limited is to maintain the buildings and shared infrastructure for 10 years after handover.

The 350 sq ft configuration was also displayed in a rehabilitation flat model that opened earlier this month.
